Almost everyone starts their property search online and first impressions are everything. Amateur photos could mean buyers will bypass your property or worse still dismiss it completely.
I am yet to meet an estate agent that is also a qualified photographer – you wouldn’t use the florist to take your wedding photos so why would you do it when looking to maximise the price of your most expensive asset.
The truth is the majority of estate agents don’t have an in-house professional photographer and still sell houses, but there is no doubt better photography attracts more interest, and more interest results in more viewings and more offers.
Many estate agents will offer professional photography for an additional fee by outsourcing it. If this is the case for you and you can afford it, I would highly recommend the small investment as it could be the difference between little interest and achieving a few thousand more on your sale price.
There are many factors that go into making great property photography, but here are 5 things you can do to help set the scene on the day:
1. Give the house a good spring clean from top to bottom. Declutter, take out all bins and recycling, and clear worktops and floor spaces.
2. If possible park your vehicles away from the house, book the window cleaner in, cut the lawn, and clear away all garden waste, toys, bikes etc.
3. Turn on all recessed lighting and table lighting, lighting a few candles and an open fire (if applicable) is always a nice touch!
4. Open all interior doors, shades, curtains, and blinds to let in as much natural light as possible.
5. Speak to your agent/ photographer prior to the photos being taken so they can capture all the properties special features. Nobody knows your home better than you.
