Skilled negotiators are like gold dust. They are rare but when you do come across them as a Landlord or Vendor, they are skilled individuals who are highly valuable to you. This skill is imperative for agents to achieve the best price on their property listings. What makes this such a rare skill set is that negotiators will know their clients requirements in terms of what they want to or need to achieve, but also know that a buyer or tenant will want to part with as little as possible, naturally.
Negotiators with this skill set will have obtained appropriate tactics and techniques to know how to achieve the best price for their client. Make sure, however, that your agent is above board…tricky isn’t it. There are so many agents who adopt the pushy sale approach. We all know this does not work. As modern day consumers with a lot of choice, we know that they are often the last people we trust to buy through, regardless of the scale of the purchase.
An agent’s job is to entice to achieve the best possible price for our clients. It is our duty to know when to advise our clients what we feel is the best price we are going to achieve depending on the market climate at that time. There is also a lot more meat on the bone than just sums and figures. An exceptional agent will look at the bigger picture and know which buyer is going to meet your moving needs best, this includes timescales for moving; are they able to proceed ? This can be a huge loss for vendors who choose the online agents who are driven by selling in volumes and shifting stock, rather than delivering a consultative service and getting the best possible price for their individual and valuable clients.
Finally; how does one know who is a good negotiator when meeting several agents? Your best opportunity to assess their ability to negotiate is on their valuation of your property. You are likely to want to negotiate a lower fee, it is to be expected! However, an agent who is confident on their service as well as their negotiation skills will be able to validate their fee and what that fee will mean to you when it comes to the sale of your home.
